The Chocolate Factory

MEA are proud to have supported Workspace in the successful completion of The Chocolate Factory, a landmark co-working building in the heart of Wood Green that seamlessly blends heritage, sustainability and modern workspace design.

The building has a rich industrial past and was once owned by the Basset family, playing a role in London’s confectionery history. Over time, the former factory has evolved into a creative hub and this latest phase of works has ensured the building continues to meet the demands of contemporary occupiers while respecting its historic character.

MEA were appointed by Workspace to act as Contract Administrator and Cost Consultant for the extensive remodelling, refurbishment and vertical extension of the building. The project comprised the addition of a new upper floor, alongside the creation of a diverse range of flexible co-working studios and associated improvements to the surrounding public realm.

Delivering the works presented a number of technical and logistical challenges. Construction was undertaken while the adjoining building remained fully operational, requiring significant temporary works, careful sequencing and close liaison with Workspace’s operational team to minimise disruption to tenants. Fire safety was a key focus of the project, with extensive fire separation works carried out and the installation of a new fire-fighting lift to bring the building in line with current regulations and best practice.

Sustainability was embedded throughout the design and delivery process, culminating in the completed building achieving a BREEAM Excellent rating. This reflects Workspace’s ongoing commitment to providing high-quality, environmentally responsible spaces that support modern ways of working.

The project was delivered in collaboration with Stantec as Architects and Interior Motives International as the Contractor. MEA’s role ensured robust cost control, clear contractual management and a coordinated approach across all project stages, contributing to the successful delivery of this complex scheme.

The completed Chocolate Factory now offers a vibrant, flexible workspace within a characterful historic setting, reinforcing its status as one of Wood Green’s most distinctive and creative commercial buildings.
